Valuation rule: achieved transaction evidence should carry more weight than asking prices. Current listings are valuable for competition and market positioning, but an asking price is not itself proof of GDV.
Verification rule: professional aggregators such as Searchland and PropertyData are excellent for speed and screening, but material findings should be checked against the relevant authoritative source before an acquisition decision.
